The MLS (or 'multiple listing service'') is much more than just a database or a website. It'sIt's an agreement between all Realtors to work together to sell your home. That's what makes it so powerful. 

Here's how it works. When you hire a Realtor to sell your home, you will negotiate a fee directly with that Realtor and their brokerage.

To load your home onto the MLS, it must also have a "co-operating" fee advertised - only Realtors can see this on the system.

It's essential to understand what co-operating fee will be and if it's competitive in the local market.

With a competitive co-operation fee and a property loaded listing on the database, your home is now visible all local and out of area Realtors and their clients. 

When you sell your home privately or with a company that does not offer a competitive co-operating fee, two things happen. 

  1. Fewer buyers and Realtors know your home is for sale reducing your chances of having multiple buyers interested

  2. Any Realtor representing an interested buyer will be requesting their fee from you anyways (if they bring an offer).

There are situations when selling your home "off" of the public market makes sense. Like:

  • a close friend or relative is buying

  • a buyer has offered more than market value

  • you want to avoid having your home "publicly" for sale.
